Market Report - San Diego Real Estate - Feb 2018 Statistics

Download the full report at https://thelocalrealty.com/market-report/san-diego/feb-2018/ The three most prominent national market trends for residential real estate are the ongoing lack of abundant inventory, the steadily upward movement of home prices and year-over-year declines in home sales. Sales declines are a natural result of there being fewer homes for sale, but higher prices often indicate higher demand leading to competitive bidding. Markets are poised for increased supply, so there is hope that more sellers will take advantage of what appears to be a ready and willing buyer base. Closed Sales decreased 12.0 percent for Detached homes and 4.7 percent for Attached homes. Pending Sales decreased 7.0 percent for Detached homes but increased 2.7 percent for Attached homes. Inventory decreased 12.5 percent for Detached homes and 4.8 percent for Attached homes. The Median Sales Price was up 9.6 percent to $614,000 for Detached homes and 11.7 percent to $426,000 for Attached home

See full article at: http://snip.ly/mlztr 1. The first thing I always want to know is how many properties (units is a better measure) are they managing. This is followed up with how many employees are managing these units. So, if you are qualifying a property manager and they have no employees and are currently managing 37 units and you want to hand them 7 more, how good do you think their service to your portfolio will be? 2. Do they own any rental properties themselves? For me this can be a deal breaker! Here is what I have experienced: while it may seem like a benefit for a manager to own properties because they can better relate to what an investor experiences,

However, the new law[2] affects the deductibility of mortgage interest and real estate taxes: - New mortgages are capped at $750,000 for purposes of home mortgage interest deduction, down from $1 million today. - State and local tax deductions remain in place, but are capped at $10,000 for state and local sales, income and property taxes. NAR conducted an analysis to identify which metro areas will be most affected by the above provisions. For each metro area, we calculated the share of homes with mortgages that are worth over $750,000 and share of owners who paid more than $10,000 for real estate taxes. The map below shows how many homeowners will be impacted by the new tax law for
